Terms of Service

These Terms of Service ("Terms") govern your access to and use of Contract10 (the "Service"),including the website, the REST API and the MCP server. By creating an account, uploading a contract, generating an API key, or otherwise using the Service, you agree to these Terms. If you don't agree, please don't use the Service.
What the Service is, and isn't
Contract10 reads an executed real estate purchase contract you upload, extracts the dates and contingency periods with a citation to the page each one came from, and computes every downstream deadline deterministically, earnest money, inspection, appraisal, loan approval, title review, contingency removal, final walkthrough, closing, as a website, a REST API and an MCP server for AI agents. Contract10 computes deadlines from the contract you provide. It is not a law firm, a broker or an escrow agent, does not practice law, and does not provide legal advice. Automated extraction can misread a poor scan; every field carries a page citation and a confidence signal so you can judge it, but you remain solely responsible for confirming any date against the executed contract before you rely on it, and for your broker's review where one is required. You are responsible for having the right to upload any contract you submit.
Accounts & API keys
You must provide accurate information when creating an account and keep your login credentials and API keys confidential. You're responsible for all activity under your account and your API keys, including calls made by software or AI agents you configure with them. Tell us right away at hello@contract10.comif you suspect unauthorized access or a leaked key, and we'll help you rotate it.
Plans, billing & usage limits
Contract10 offers the following plans: Free (free), Pro ($49/month), Scale ($199/month). Paid plans are billed monthly in advance via Stripe and renew automatically until cancelled. You can cancel at any time from your billing settings; your paid features remain active through the end of the period you've already paid for, and no partial-month refunds are issued except where required by law. The Free plan is limited to one active transaction at a time (see Pricing); paid plans allow unlimited active transactions and include a monthly API call allowance, with usage beyond that allowance billed as metered overage per call rather than blocked outright, at the rate published on the pricing page. We may change prices or quotas going forward, with notice before your next renewal.
Acceptable use of the API & MCP server
The API and MCP server are for building closing timelines from your own transactions or contracts you're authorized to process, as part of your product, workflow or agent, fair use consistent with your plan's published rate limit and monthly call allowance. You agree not to:
- Exceed your plan's published rate limit or attempt to circumvent it (key rotation, distributed calling, etc.);
- Upload a contract you do not have the legal right to submit for processing, including a contract belonging to a third party without proper authorization;
- Attempt to access other users' accounts, API keys, uploaded contracts or timeline results, or reverse-engineer non-public parts of the Service; or
- Interfere with the Service's normal operation, including through excessive automated load outside your plan's limits.
We may suspend or terminate accounts, or revoke API keys, that violate this section.
Your data
You own the contracts you upload and the timelines Contract10 produces for you. We use them only to operate the Service for you, as described in our Privacy Policy. Your contract PDF is stored in a private, per-owner storage bucket, not discarded after processing, that is what lets a deadline link back to the page it came from. You can delete a transaction, and the contract stored with it, and revoke API keys, at any time from your account.
Disclaimers & limitation of liability
The Service is provided "as is" without warranties of any kind, express or implied, and without any guarantee that a computed deadline is complete, accurate, or suitable for a specific transaction, filing or compliance purpose. To the fullest extent permitted by law, Contract10 and its team are not liable for any indirect, incidental or consequential damages arising from your use of the Service, including a misread field, a missed deadline, or a decision made by you or an agent you configure, even if we were advised of the possibility of such damages. Nothing in these Terms limits liability that cannot be limited under applicable law.
Termination
You may stop using the Service and close your account at any time. We may suspend or terminate access, or revoke API keys, for violation of these Terms or for non-payment on a paid plan, with reasonable notice where practical.
Changes to these Terms
We may update these Terms as the Service evolves. If we make a material change, we'll update the date above and, where appropriate, notify you by email before it takes effect.
